Oh got it, thanks for the explanation.I am not an accountant or attorney but from a  law point of view I believe that as long as the equity is bound in the property it is not realized capital gains so it won’t be taxed.You could structure it as a deferred payment due at some point in the future making it taxable at that point.

And even though virtually every sponsor agreement allows me to share investment information with others who might be advising me on it (especially when club members are bound by an NDA), I still ask the sponsor if I can share it, because it's a test.

If the fan is not properly attached to framing or a for-the-purpose brace, they certainly can vibrate and become loose enough to fall.Having the ability to move air when temps are uncomfortable provides pleasant relief, and is FAR less costly to operate than an AC, which may be an important issue for the Tenant.
