I’m looking to buy land in Tennessee, but I live in New York and know nothing about what neighborhoods in Tennessee to look at and which to stay away from.

For BRRRR, or flips in general.Tlooking also to have sort of lifestyle and not living in cold 1/4 of the year with snow.the question, is there is big differences between markets? 

I’d even consider finishing the basement, just well enough for me to live down there, so I could rent out ALL the units.I’d save all my cash and look to refi the property in 1-2 years out of the FHA mortgage, so I could use it again if necessary.

To my knowledge, any children living in the home can attend the zoned school district.

Just be cognizant that if you househack a multiunit, you have to live next door to your tenants, and you will also be steepening your learning curve by adding additional layers.

Lived in dumps that I fixed up and sold or rented while working 50+ hours a week at my day job.
