Yes asset protection, but you need to weight the burdens vs risk.

The income of the borrower is given much less weight (if any) on the lending.

Will allow you to handle flipsIt does so much that it is worth its weight in gold.  

I personally like the lighter wood shades.

For a 'lighter" rehab/renovation work I would consider: new paint, fixtures, new lighting (i.e. ceiling fans), and perhaps some new flooring in certain locations.

However, the cleaner/lighter slabs,  are waaaay more expensive. 3.

Its an older lumber yard building, i believe my electrician said it was 600amp across 3 300s, 480V. they had all the saws and cranes, conveyors, etc.Currently mostly used for lighter needs with current tenants, but up to you.
