@Phillip Le I can not personally comment on this location, but I think a key thing you stated stands out "I'm not sure how much the costs for rehab will be".

@Wen Lei  I think you will find the best solution depends on how many properties, and what feature you are looking for (rental marketing, online applications, tenant screening, rent payments, etc.).

@Jie Le - I bought 2 turnkey SFRs from GC early last year and the experience has been great so far.I don't know what shape your properties are in, but a lot of the "extra" fees they have in their management agreement don't come up very often. 

Herein leis my question; Other than the commonly small commission that she will receive from a few of my normally very low accepted offers, what other incentives do I have (as a wholesale investor) to offer an agent for the giving of their valuable time and expertise in helping me to comp anywhere from 5 to 20+ possible deals per month with most of them being FSBO's.
