Hard money is mostly for flipping properties or using it as a bridge money for a temporary solution if you need more time depending on what type of trouble you get yourself into.

My opinion is that if people were making reasonable business calculations, these types of cases wouldn't even get there as the end result would be a judge having his eyes effectively glazed over and losing confidence in the efficacy of the sub metering solution. 

In some circles you will be ostracized/labeled any number of bad things by saying anything bad about bitcoin.Bitcoin literally does all three things you are describing.

I think this is white-labeled. 

At that point, it's worth researching and finding a solution that better meets your needs.

I understand fast solutions have slow problems.If I'm myself, I continue to lean into REI via BRRRs in growing areas of buying established but undervalue in very good areas to keep it a growing % of my portfolio.

No matter what they say at least it shows you're trying to find a solution but the upstairs tenant really is the issue. 

Not sure if we'll do more, but it surely won't ever be high volume...so expensive or highly customizable solutions don't make a lot of sense.
