Maybe if he hears that you simply don't have the funds to do what he is asking and that you may have to be foreclosed on, he can meet you in the middle somewhere where things are brought up to code but in less of a intrusive manner.good luck,Chris

I make up for the low deposit amount by screening out anyone with any type of criminal background, requiring a slightly higher credit score than my competition and a few other factors he said he had gleaned in his 30+ years of doing this.He also said (and I somewhat agree) that because tenants value their privacy that regular property inspections are seen as an intrusion and that frequent inspections will cause a tenant to not renew.

That removed most of the settling that had occurred.I would not expect framing damage to extend much past the wall around and below the windows, but it just depends on how severe the moisture intrusion was and how long it went on, and also the age of the building is a factor as that may affect what types of wood and other materials were used, different kinds of wood handle moisture and rot better than others.

You are not going to command higher rents if you provide cleaning, it will just be perceived as intrusive.

We ignored the warning of a failing window that ended up costing over $30K to repair because the entire wall was in danger of failing due to water intrusion.

Then have the installers get everything scheduled for min intrusion so you can rip carpet out, into a dumpster and do floor prep for something like vinyl plank (my recommendation).
