In a lot of cases, there was a drainage system installed but it was not properly maintained and therefore doesn't work.

We also try not to install fridges with water dispensers or ice makers but if we do, we put in our rental agreement that tenant is responsible for any repair to water/ice makers.

There were a few other things I believe which are destroyed including carpet which was newly installed a week before she moved in, but b/c it is 7 years, I can't do anything about it from what I read on this forum and other people asking these questions.
