You mentioned that you are not a W-2, but that is not the only status of income producing individuals. 

A 4 bedroom would have you competing with larger condos or townhouses with pools, a much lower rate of return. 

We also have a mixer for Canadians investing in the US on April 4th, 2024 come out and meet some like minded individuals.

While a mentor is helpful, I don't think these coaching programs can dedicate enough time to individual students to provide that.

It is unfortunately a very risky thing to invest with individuals.

Just make sure you do your due diligence as not every lender who closes a DSCR (individual or LLC) loan will avoid reporting to personal credit.
