To the point if the medical reason I agree it is likely a mental health kind of thing.

Kind of like asking if people like cars pro/con; then finding out later you're a car salesperson; versus Truck/Motorcyle/Mass transit.Read back through my comment and yours, we said the same thing.

As @Jonathan Greene mentioned this is kind of a dated strategy in the new price/interest rate environment.

Since they're low income/tax credit, they just don't make the kind of money needed to pay those huge premiums.

What kind of insurance do you use? 

If they replicate that kind of profit reliably, what would they need you for? 

Not sure how close you are to the partner but you may want to work with someone else for these kinds of rehab projects in the future. 

I am kind of nervous as a first-time homebuyer and first-time investor investing out of state and looking at markets across the country.
