We then try to form a well diversified portfolio across sponsors, asset class, geography, risk profile etc. 

Social media profiles, how many properties people have owned, and what they accomplished were simply lies to get people to invest with them or get new people to raise money for them.

Eventhough prices has gone back 5% in some areas , the rent market here is limited and migration continues from northern marketsI am investor in the area and live here, my properties have similar profile and are holding well.

Many pay to much for their needs as they go for high profile CPAs who are targeting working with "higher profile" clients.

Of course I inspect and think of ways to improve guest experience.

Detroit offers solid cash flow potential, a relatively low barrier to entry, and the market fundamentals are improving with a growing population and significant investments in the city.Since you’re based in upstate NY, Detroit is also a quick and easy flight, making it easier to visit and get a feel for the market if you’re considering out-of-state investing.

So I would caution everyone to make sure the replacement cost for your improvements will realistically cover your actual replacement cost in the event of a total loss.

IT can definitely be improved from an ROI standpoint with metered and reassigning all utilities, charging for laundry, renting garages to tenants, renting storage space.I own a portfolio of duplexes and single family properties that are doing well. 

There is some future Infrastructure improvements taking place, which can/cannot impact the property ROI. 

They may sell in a few years when interest rates drop or keep it longer term as cash flow on the property improves!
