So, things change a bit.If it is his personal home, there are more restrictions.For an investment property, if you take over his financing, read through the deed of trust (mortgage) and see how they handle transfer of ownership.

If you have more than 4 or 5 loans, then you might want to engage a sub-servicer to handle the billing and payments.

I'd have to ask my wife who handles the accounting etc about the fee question. 30 to 45min a month for 62 properties Not bad.

You had to take their word for it and they had "boots on the ground" who handled everything.  

9) How are showing requests handled?

I live out of the area and have hired a property manager to handle the day to day business of my OOS rental because I have other work to do, because I don't live in the area, because I'm busy raising my family.

My Property Manager isn't sure how to handle this, either, so I thought I would ask the community. 

Do not know much about them, but the Fund of Funds model will be an interesting case study during the next 3-5 years especially as deals go bad and investors look to these sponsors and the level of due diligence they did will be very interesting to see how they handle the lawsuits, as its not an if but a when, regarding a lawsuit.

Is this something you use outsourced resources, or are there others on staff that do handle this aspect of things?
