Using it for the down payment or buying the property outright is out of their terms (you could probably split hairs and say that their terms of service says no mortgage payments... but buying the entire property outright could be a gray area.....)But...

If the 10 year T drops more do to recession fears rates will drop lower.Here is the chart, 10 year treasury vs 30 year fixed, they are usually 180 to 200 BPS apart and when near or during recession that number can go way up.

But for cheaper area in Indiana somewhere or somewhere with less appreciation then IO product could be useful.When people understand how these loan works (and visualizing it) following the appreciation chart (for example using ZHI) this is the real easiest wealth generator.

You could also lease it out for 2-3 years and as long as you have lived there for 2 years then your taxes will be zero when you sell unless we have a house appreciation pop that is off the charts that surpasses the max benefits (unlikely to happen).
