As a long-time GC, I wouldn't care how you paid me.

However, the biggest con is that you are sacrificing a bit of your privacy by living right by your tenants and it is usually a lot more stressful since everything is your responsibility - managing tenant issues, handyman repairs, taking care of the lawn, etc.I would strongly recommend house hacking especially in the Columbus Ohio market!

Careful in the Stock Market, seems great on it's upward trajectory however...

@Brett Coultas if you're a newbie, you want to be careful of an "investor friendly" agent selling you something they truly don't understand:(95+% of agents only know how to handle owner-occupied transactions - you can verify this by asking them calculate ROI for you or Cash-On-Cash!

Do I care about your pro forma 5 years out that makes all kinds of optimistic assumptions?

Rental arbitrage can be a great way to start with Airbnb if approached carefully.

If the above is true, the income will offset the debt in the DTI calculation, so who cares?
