It is a 36 unit storage locker building coupled with larger building currently rented out to a gym.

I've seen a good number of townhome communities that include utilities like water, trash, and sewer as well as insurance, maintenance, and pool/gym area.

Some ideas include a gym membership or gym equipment usage, or a monthly cleaning service (bonus to you too – at least you know the place will be cleaned!).

I have never been so optimistic, carefree, and motivated as I am now (big part of this is daily gym/cardio)Being a landlord is NOT the job for someone who wants to make everything out of their time in this life (fitness, travel freely on your terms all over the world, time with family and friends, meditation/time to reflect, learn languages).

Industries such as movie theaters and gyms rely on customers to attend their place of business in person.

You renovate and create a nicer monthly rental property or operate as extended stay / STR for business travelers.As for the dining hall and restaurant you can convert to amenities like a gym, common area, event space, co-working space etc.You do not want to use hard money for something like this as it would be very punitive and expensive.

But it seems like most everything outside of gyms and movie theaters are still essential businesses. 

Am I to sit down with each one, looking at their bank statements, cell phone bills, electric bills, gym memberships, credit cards...and say if you do this or do that you can afford to pay me this?
