I am guessing that the vast majority of homes 10+ years old had some sort of water damage at some point, most had probably several.My own home is only a few years old and we had the washer spring a leak and a few years later the RO system in the kitchen started leaking into the cabinet.Seller disclosures are pretty useless in my opinion.

A real basic guess is 30 houses each cashflowing $1,000/month.In Metro Detroit, this means $1500+ in rent, with the difference convering taxes, insurance, maintenance and vacancy - NO MORTGAGE!

Yup wholesalers are taught to lie to the sellers full stop.. this is one reason its starting to be regulated.. and I guess wholesalers knowingly not telling the truth to the sellers is OK with them.. obviously it is.

It's a small place so I'd guess it won't rent for enough to cover your expenses anyway so I'd probably sell, especially if the loss is small, it unless it's in a great neighborhood that you think will do well over time.

I guess that's part of my question, if you could have the security deposit cover that and people's experiences so I could better prepare myself.
