Somehow I ended up gravitating to this deal though and got more creative and negotiated more aggressively on this then I normally do - I guess now I know why.The numbers work and I'm getting everything I want in a living space.I had totally forgotten about the picture of this condo.

Instead of doing what others do by waiting for success to then teach the world how, I will be documenting my progress, or maybe lack there of, as I push through.This way the struggle is real and fresh and not forgotten in the aftermath of accomplishment.I hope my experience is of some use and please feel free to contribute.

Most maintenance is easily amortized over time during which the cash flow is still occurring :)As a Realtor, significantly different data is need, starting with the details for the MLS entry - - DUH.Not to be forgotten, but a major contributor to RE is the NETWORKING contacts, just like here @BP.

Where we have several student rental properties, it is not unknown for us to get the odd high maintenance tenant - typically someone who is living on their own (outside of university residence) for the first time who comes from a privileged and sheltered upbringing (but not always), Rather than establish a poor rapport with a new tenant by getting into a back-and-forth over procedure, we explain the reason we ask for service requests in writing is to ensure that no details are forgotten when we review the work with our handyman or trades.
