I'd rather have a property remain vacant to I can spend time cleaning up and getting it ready and back-online so it could be available for someone else to rent.

One that I'm getting close (hopefully) to the end of, was a flip that was a public nuisance property with two lots on either side full of junk (like 10 dumpsters worth..)There was great opportunity with the house, but we bought the other lots as well and cleaned them up (as no one would ever buy the house with those lots filled with junk). 

25 day escrow and it should be a clean finish.

A complete overhaul of the kitchen and bathrooms, including cabinets, countertops, LVP flooring, electrical and plumbing fixtures.

Make sure everyone knows a cleaning schedule, expectation for common areas, how are you splitting utilities, guest policy, etc. 

They request interior pictures and a walk thru.The Upper duplex is a single unit with the kitchen & living room on the 3rd floor and the bedrooms on the 4th.  

We have not disabled ours or converted to gas, but Tenant must sign a Fireplace Addendum stating if they use it, we require a higher renter's liability policy with us as additional insured, rules on wood, storage, use, safety, they pay for yearly professional cleaning each year they are there, etc.  

I've allowed pets in my STR for five years and haven't had any problems except some extra cleaning a couple times, which was paid for by the guest.
