Does anyone know the procedure for getting possession back and clearling out the unit?

Before choosing a turnkey service/company, I'd use the search feature here to find past posts like this one where members share their experiences.I am a big fan of creating and following standard operating procedures in my business.

Or should a surgeon not get paid what they get paid because the procedure only took 2 hours and it went smooth?

This is the procedure: have a meeting of the minds, and then they send the check to the closing agent for closing.

Do your best to mitigate issue before they crop up and annoy residents.Maybe create a free service, for those that are not using your management services, to come and review their STRs for safety, procedures for help etc.

Putting the legal aspect aside, its just douchebaggery in its finest form.

Clearly communicate your preferred procedures and needs.

In my area, if landlord does not provide the itemized statement within proper time frame, the tenant has right to their full security deposit back, even if they caused damages, so I would make sure I followed proper procedure to protect myself.  

Despite having obtained a permit from the HOA, it has been revealed that the proper procedure required obtaining a permit from the Florida State prior to seeking HOA approval.
