Plenty of folks may try to sell you the fantasy that you can have both, but they are likely trying to sell you something and in the end you may end up with neither, so I'd advise the realistic mindset of choosing one or the other.

Big booms and busts based on fantasy and dreams.If you're saying it's speculation you'd be wrong in the sense that we're making purchases based on good market fundamentals (population consistency/growth, increasing development of the area, planned development like parks, etc)And within those fundamentally attractive areas, we try to find attractive properties that we negotiate great prices on.

As for appraised values.. for me mid west appraisals are nice but it really is only about willing buyer willing seller appraisals are really just for information.. if you think just because you have an appraisal on a mid west asset that you could easily put it on the MLS and sell it for 98% of your appraisal that I think is a fantasy..

But you are right about being in the poor house and that is where he is going to end up if he holds on to this property.Obviously my example was to show that those that require the addition of appreciation on a property to make it a worthwhile investment are investing in fantasy income properties.
