With a real estate asset, the owner has the power to decide based on its performance, not an international cobweb of third party facilitators. 

Technically by Colorado law where I work, you cannot broker a deal or receive compensation for facilitating a real estate transaction without be licensed (finders fee).

I do have access to a real estate attorney, lenders, and title company to facilitate private sale, thus my question. 

Your new PM should then facilitate most of the other paperwork such as getting keys and transfer of deposits.  

A transaction's facilitation and coordination takes a lot of time and energy so why not let a professional handle that for you free of charge?  

(You would like that specific utility in your name and then forward the balance to your Tenants) would current owner help facilitate that before closing if you sign the purchase agreement?

My agent found the second deal b/c buyers agent also facilitated sale of property next door and had submitted it as a comp, which was much less than asking price and much less than my offer.

I can tell you that in NV, state law generally prohibits anyone from being compensated in finding or facilitating a deal unless the person is licensed.
