Any person ever worked with Paul Argueta (Dispodragons) or Alex Martinez (Real Estate Skills) as a mentor/coach, what has your experience been like?

From what I have researched they seem legitimate but the person I am working with is flakey, takes forever to answer questions so I thought I would see if anyone else had experience with this lender.  

My interest rate and purchase price wouldn’t allow for positive cash flow unless I charged an unreasonable rent—or put about $500K toward the principal, which isn't ideal.I’m a high earner, so I’m weighing my options:Take the loss ($60K-$100K), buy another house, and chalk this up to a hard lesson learned.Refinance, put more money into it, and rent it out long-term—even if it’s not immediately profitable.Invest my money elsewhere and try to make peace with staying here for several years.Would love to hear thoughts from anyone with experience in real estate, financial strategy, or noise mitigation.

You can also not include those extra spaces, and then you simply have some association spaces that are excluded from calculating the percentage.In my admittedly limited involvement with the leasing exhibits etc, my experience has been that again it depends.

And others like to see a Podcast where the vetted experts are supplying their experiences and inputs, and you can listen. 

If your home is newer, requires little maintenance, and doesn't experience a vacancy for at least 12 months, your $300 cash flow can build up a tidy reserve to get you through.

(b) Is it okay to talk to multiple realtors at the same time (I'm thinking it would be better to have a separate realtor with lots of market knowledge and experience in each of the mentioned locations) or should I only plan to use one?

Has anyone done a 1031 into DSTs that can share their experience? 

I have no experience with command strips.
