Creating an LLC and getting insurance on rental are two methods of "Asset Protection" that most real estate investors use to protect themselves and their assets. 

Hopefully they will be more investor friendly soon!

I did it privately, not telling friends/family.

I had a number of native friends and I learned the basics of tipi building.

Preferably something that is app friendly.

Inflatable hot tubs can be a budget-friendly option, especially if you're testing demand before committing to a permanent one.

But even if multifamily options are limited, a single-family home with a rentable guest suite, basement, or garage apartment can still work.Finding a VA-friendly lender who understands house hacking is key.

Do you build it with the intention of renting it or just for family/friend use?
