Can you tell me how/where to get the free account because when I went to their site, I only see that there's a free trial for 15 days and then after the trial, the least costly account is their Starter Package which is  $10 / user / month (billed annually), or $12 / user / monthly. 

I have a package deal that I am underwriting, and currently it is 11% Cash on cash return.

Common expenses would be utility mandated SCADA upgrades for system isolation, metering packages, engineering & testing, etc.

I am guessing you will encounter the same.  

I personally did not use an assumption company to assist with the transaction, but that is an option if you encounter a lender who is not too thrilled about helping you through the process.I was able to assume a loan with a 3% rate during a time when rates where in the high 7's! 

While you can try to negotiate anything, I haven’t encountered any broker that’s been willing to reduce the fees.

Most, in fact nearly all, of the terrible situations I've encountered in this business were FSBO/DIY sales gone sideways.
