I love when an appraisal come in below what I know the property to be worth (this one was below but above my offer so I did not get a price relief). 

I can not wait to close my first deal it will be a huge relief.

I hope that provides some relief in the years ahead. 

And, these matters generally won't arise from some auditor or regulator seeing a deal that closed with unrealistic prices or terms, they generally come up after the fact by interested parties and they sue seeking relief or justice  of tortuous conduct.

Having dealt with several estates on the selling end, it is sometimes a relief to get a solicitation "out of the blue".
