The elite brokerage houses would be more discerning in their hires.

There are plenty of real wholesalers on BP (and plenty of wanna by - so be discerning).

Screening tenants with direct questions gave me confidence to listen and discern each tenant confidently.

YesAs for "going backwards" and "this is actually racist" since so much was discussed in this thread, it's not possible for me to discern to which specific comment you are referring with these statements. 

I use the tools at Vestmap.com to find zip codes that meet my criteria and their DISCERN reports to vet individual properties.

In times like this you have to examine the data with a very discerning eye.  

Not saying that this will always be the case, but use your discernment.  

While today, it looks to me very simple to determine who I want to work with in Real Estate, I understand that for new investors and for people far away from the market, it can be hard to discern.

That is not necessarily a bad thing, it just means you have to have your ducks in a row on the front end and know how to discern and separate or categorize the opportunities.
