for me its my morning routine of coffee and one screen on my emails and funding docs coming in from the east coast and the other screen on BP,  then my aviation site I like.. and like now when I just came back from a Vendor dinner in Indy to check.. for a few minutes before bed..

I just sat down this past Saturday to dinner with a local home flipper who is a millionaire.

Events like to hype people up and then get them to call their credit card companies to increase limits etc. in the back of the room.You likely will be much better off going to your local real estate investment association and offering to take a seasoned investor who is successful in your market out to a nice lunch or dinner on you.

And $1200 a plate dinners, and spa treatments, and, and and...  

(Sunday dinner tastes different when you eat with the person you owe a bunch of money to.)For the inherited tenant I would put him on a lease for 1 year with a clause of raising rents at the end of the year.   

Cherokee St/Benton Park is not an area of focus for me, but I have looked at property down there and we get dinner down that way every couple months at Byrd & Barrel.

You may have to take him out for a steak dinner to have any hope of meeting

I've bought at least 30 meals over the last year from taking friends and friends of friends to lunch or dinner to pick their brain on lessons learned.  

Several years ago we had a younger military couple that rented this house, kept it clean, helped me reno while they were moving in from out of state (even fixed me dinner while I was working).
