All my experience is with residential properties so I don't have a great understanding of the difficulty involved with evicting commercial tenants.

CurrentlY in california but refuse to invest here any further due to extreme difficulty in finding contractors and dealing with cities. 

House hacking may be a great idea but you may find the same difficulty on the other side because of the cost of the money today. 

Certainly there are times in the market where commercial real estate experiences difficulties, but the default rate on commercial real estate, especially large multifamily, mobile home parks and self storage, is much less that a single family home.

My thoughts are on the difficulties of finding boots on the ground and out of state contractors among other key players when it comes to out of state REI.

But this can lead to negative consequences in the future, such as fines, difficulties in selling and increased security risks.

The cheapest lender may be the cheapest for a reason and change terms down the road or have difficulties getting you to the closing table  

I have no idea of the difficulties to find financing as a Canadian, but I do know the difficulties of performing a successful BRRRR in San Diego at this time and consider it very challenging and on the edge of impossible.good luck
