Watching some of these videos and finding lots of red flags like that which beginners wouldn’t catch but experienced folks will know is b.s.

I don't think people realize the huge difference between a syndication with one single asset like a multifamily in it versus a real estate fund which is way more advanced and only offered by more experienced sophisticated and deep pocket Fund managers in real estate. 

I like the asset class IE not C class in the deep south.

Imagine an adu built where the red shed is.

Turning your little green houses in to large red hotels.

Its good that you've already established some target markets, I'd recommend diving deep into 1 or 2 markets, then branching out. 

Not to mention, for investors who really want to dig deep and understand the fundamentals of real estate, hands-on is the best way to get there.  

Real estate for the last four years was betting on red or black but the ball was fixed to win as it was nearly impossible to lose.

I'm a local Baltimore realtor and I know for a fact that this market is red-hot and everything, and I mean anything, can be sold for the right price.
