Not counting the land which was discussed above we will have about $40,000 NPV into the Teak trees over the 25 years as standing timber, not harvested.

Even with 200 STRs it isn't a broad enough cross section to assume the changes.You would need to have millions of data points to show the trend IMHO. 

So the value and equity of the land you have counts towards the total value of the deal.
