My name is Max Nelson, I am a Bay Area based Investor with a single Family home in Santa Cruz, CA that is a Short Term/Mid Term Rental and a Duplex in Bend, Oregon.

The contract was a simple 3 page one and I wrote this in.Also, it is a single family being rented as a rooming house (which is technically not legal here).

I am active duty military and plan to use the property for deployments/holidays for my family to stay near relatives until I separate in 4 years, then to use that property as one of several future investment properties.
