I’m only three years into landlording, and for the first time, I have a tenant asking for my consent to sublet or assign the lease.There are others on the lease with them, and the current lease has 11 months to go.

Ideally the seller consents to the return of the EMD, but if not proceed to arbitration. 

His credit union consented to him renting the place. 

I did authorize a sublease in the main lease, but only with my written consent. 

In the case law, this means that the agent is not allowed to tell the buyer that the seller is willing to sell at a lower price without the seller's knowledge and consent, and vice-verse the agent cannot tell the seller that the buyer is willing to go higher.

Anything above that requires the consent of the landlord - so that gives you and them an out for a longer period, as someone above mentioned the visits from overseas and the like.
