Note that I said "add to" your direct mail.My humble opinion is that D4D is good for getting started on a tighter budget, but once you've got money saved up (if you dont already) then it is best to send out mailer campaigns to lists and include your D4D as a "list" that complements a pre-foreclosure, absentee owner, probate etc...campaignAnd of course don't underestimate the follow ups...each time you touch back (in the form of 30\60\90...etc) your odds of getting a call that leads to a close go up, with the 5th touch being where most follow up deals are closed, with an 81% success rate I believe to have read on an article here on BP.Keep grinding

Have you considered a partner that has money and  complements you and you can get along with?  

I'm just not sure that they would complement my full time position.

I don't even particularly like it but it imitates Carrera so is neutral, subtle and complements the tile.

In fact, she settled on Accessible Beige and Sea Salt for the paint and Yoda for the carpet for our recent property and even the painters complemented her!

You might also try finding someone to partner with who has skills that complement yours. 

I love well cut blocks, stones, chiseled statues, decorative windows and door steps, green lawns, shaped architecture, arches, fountains, complementing colors, columns and building trims.

You could use conventional financing with 5% down if you could get a property with a value add complement.
