I didn't want smokers but wasn't sure if it was legal to put "No smoking" in my leases.

Beware of partial / late payments, of pets or smoking / vaping in units that don't allow them, etc.

Just got the smoking gun ;-)Copy of email by my closing agent in 2009, asking for payoff from Atlanta Watershed and response by Watershed, that there's nothing due for this property. 

While the standard Chiacago Association of Realtor's City of Chicago 2023 lease is updated and compliant with new 2023 security deposit rates and local ordinance, we always recommend implimenting an additional "overlay" or addendum that helps protect the landlord against many things that the standard lease cannot standardize that many landlords would like to, like no smoking.

Even with holes/tarp on roof and plywood over windows, the place still smelled like smoke. 

I would not include the smoking background and pet policies in every reply.     

 ran into a kid at Home Depot this morning with 45 smoke/co detectors in his cart, so I guessed he was a LL.

After all is accepted by the Housing Authority with the booklet, they will schedule an inspection where they come out and check a list of items including looking for peeling paint, windows open/close/lock, smoke detectors /co detectors / fire extinguishers all in the right locations, GFI receptacles in the correct locations, grounded receptacles if 3 prong (ground not needed if 2 prong), and the list goes on. 

And just to add to the fun, tenants smoked pot inside and it stinks! 

They don't have any money for the down payment and want to find a property for "$0 down, creatively financed" but at the same time they'll pay $10k for a lying guru to blow smoke up their ***.
