I have done well there in times past and experienced investors are doing well there nowadays.

I think the biggest issue buyers face nowadays, besides financing, is their own agent getting antsy and pressuring them.As for me, I try to buy very good to great locations at fair prices.

Everything from city of NLV, Clark county government buildings, the friggin DMV, a few casinos, the outlet malls, the university, the hospital, most hotels, and the movie theater. 

Nowadays, many lenders would always pick a lower rate when disclosing the LE to the their borrower, but the borrowers are not aware how much are they being charged for their origination fees.

The AC area ones about 80% of revenue is drawn during peak season, but there are still some bookings that come in for Casino, concert, etc. 

If you cannot combine it (check out Murphy beds, they have some nice stuff nowadays) then I would go with the 6th bedroom. 

They're really easy to use nowadays, with pretty low expenses, and extremely easy to purchase through a discount brokerage, so you can save more of your money while diversifying over whatever base you want.

Nowadays it costs my daughter 6,000.00 dollars a semester just to go to school per semester but luckily they let us make a few payments.A few things to remember.
