Very new to this and talking to neighbors most folks (landlords and renters) use direct booking to fill up the 13-wk summer calendar. 

I would suggest you go on airbnb and look at homes that sleep 15 or more and look at some of what people have done with these homes to get an idea of what it takes, then look at their calendar, you'll see that they do well. 

People were retroactively coming up with time logs under audit, using a 2021 calendar for 2020 RE activities, counting investor hours (reviewing financial statements), managing the PM or claiming they don't work as many W2 hours as they really did.

Why not just leave the calendar open on a 7 day minimum?
