I hate being blindsided.

A conversation ahead of visiting an attorney together can go a long way so she doesn’t feel blindsided.

Much of my advice sounds like doom and gloom, because I am trying to stop that one case from coming along in which someone is going to get blindsided by the other side hiring an attorney, and then they suddenly find out the procedure they've been using for the last few years is entirely wrong, and the tenant ends up getting treble damages against the landlord in a counterclaim.

Plus you can plan out your capex on an SFR instead of having it blindside you with a condo HOA.Overall though, if you are willing to deal with things like this and the property offers better returns, go for the condo.

You'll have months of everything running smooth and then you'll get blind sided by a break fix issue, a crazy tenant cause problems, a sht banker and on and on. 

As in all market collapses and depressions, those that could see it before hand take advantage of the crisis while the majority who were blindsided get wiped out.1) Add 10% gold buried in a ditch to your portfolio.

The current crisis might be an exception in a sense (although no shortage of greediness here...) that many so called "expert" whom many people depended on, were blind-sided by the collapse.

I purchased this last flip on March 15th 2015, 3 week turn around, listed and a full price offer on April 15th 2015 with a closing date of May 15th 2015.  I was under the impression everything was going fine and then ...

I thought the survey would be ordered by the mortgage broker, if needed, and then put on the HUD-1, sure... but this really blindsided me.

The information will be highly biased and if you have nothing to compare it to you will be blind sided by everything you didn't know.
