On buy-and holds we usually replace all the plumbing with pex, no matter what, because galvanized has a life expectation of about 60 years, so I usually take the sooner than later approach.Stick with hard money, like Mach1 or or MKE hard money (Scott Lurie) as they will not leand on a deal that does not pencil out, so you have the added benefit of someone experienced looking over your numbers.

The perceived benefit to the investor is they either get the inflated price, or if the deal goes "bad" and the tenant defaults they get to keep all the deposit money and rent and all that.

They tell you they'll charge you $500 if you cancel in phase 2 of the program If you cancel before you even get started they'll charge you $500

I would recommend an STR for the best tax benefits and cash flow no doubt.

Its a very poor situation for the original owner to be on the mortgage for years and years without the benefits of ownership and the control.  

To attract investors, offer incentives like high cash flow potential and tax benefits, and structure the deal with clear legal terms and contingencies to minimize risk.Good luck!
