Hi Beau, it sounds as though you guys are looking in a desired neighborhood as well. 

When you have things that you do not know how bad they are until you open up pandora's box, it is hard to perfectly predict the cost.I'd be happy to have a more in-depth conversation if interested. 

If central then if it goes out or has issues, you have 20 people calling and mad....and you're the GUY.

There are tons of threads here on BiggerPockets where you have a new investor bashing a property manager, seller or turnkey guy and then when the experienced investors chime in it becomes very clear that the new investor wasn't telling the whole story and there typically wasn't any wrongdoing by the property manager, seller, turnkey guy or what have you.

We have tried multiple local collection agencies, and we have not received a penny for over a hundred thousand dollars of bad debt submitted to them.We keep hearing, "It takes time" but it's been well over a year with the most recent one.

The guy is meeting the rental criteria income wise.

seems to be with the power of REI nation in the market place wholesalers would be lined up to present deals to U guys first .. invite them into your offices and give them the tour like you do your retail buyers..

especially since he's closing today on a fed reserve holiday...but hey, "the other guy's offering a better rate.."
