If you go to invest in the note space I strongly recommend you do a quick background check on the sponsor as there are numerous who have very questionable pasts.

I have dozens of clients doing this in New Jersey most of which come from no construction background, they simply use preferred vendors we have in place (not GC's) which lowers renovations cost because there is no middle man. 

However, I could use some advice on the best route to take (buy an investment property or a primary residence first).Some background on my current situation:1.

The more details you can give the better, and don't skip the questions about your goals because that's important background information.

Wholesaling would be signing up for a job that will make you hate real estate and waste money (even though your sales background would help, I would use it to acquire for yourself later), so house hacking is a great option because you learn landlording.

I did a background check and was able to look up his many properties across all states so I really don't have concerns he doesn't have any assets.
