Account Closed - I am looking for banks who will do HELOCs on investment property and so far have a v small list (Wells Fargo, TD, Penfed) for my area.

For example, you might have higher end cabinets in your "A" vs. your "C", and while they may last longer they will also be more expensive to replace.

FYI I have no interest in this property, I believe it is REO.https://www.redfin.com/IL/Chicago/1624-W-Pierce-Av...I estimate $50k in rehab to make it livable, $250k to get top rents of $2,200 for 2BR and $3,500 for 3BR (includes duplexing up).  

I can either use Owner Occupied on that property and turn my current home into a rental (but moving the fam to AV from Burbank is a hard sell lol) or buy a rental at Antelope Valley @ 20% down conventional loan.
