Landlords mistakenly ASSUME all PMCs offer the exact same services and operate the exact same way, so price is the only differentiator.So, the first question they usually ask a PMC is about fees - instead of asking about services.This also leads them to ASSUME simpler is better when it comes to management contracts.

The leads I'm getting for potential tenants are not the best.

I would still do due diligence such as whole property inspection, lead inspection (depending on when the property was built), appraisal, etc. 

Otherwise, broker classes that lead to a real license are cheap.If you want to become a real broker, earn a real license.

Even if your career never leads you to being an agent it will provide you with the basis you need to pursue your thoughts of having a property management career.

This does not lead to tenants staying 5 years.  

Knowing what you are capable of and/or having proper resources can lead to great deals in any market.   

First, the stairs leading down to it would likely need to be replaced.
