Credit score shouldn't be the primary driver of tenant approval, because if they could qualify for a mortgage they probably wouldn't be renters.

So it takes comprehensive knowledge of the market trends, zoning laws, the local municipalities approval process, survey cost, subsoil conditions, irrigation requirements, development cost, utilities (gas, power and internet), city water or well water, city sewer or POSW to name just a few...A builder developed the farm field next to our SD, bought it for $1.5M and wanted to build 25 homes as a conservancy subdivision.

That board would then approve or deny which would send the bill to the councilpersons for an official vote to put into effect.  

While this is municipality dependent, if the contractor is not licensed you likely cannot obtain the necessary permits and approvals.

Banks, on the other hand, can take weeks, if not months, to approve and fund a loan.Another big plus is the flexibility in qualifications.

An investor who has participated in a subject to transaction without lender approval should NOT assume that they are safe from note being accelerated because a certain amount of time has passed.  

Starting the pre-approval process and it's been easy so far, but I do like to hear from people who have used a company before.

Change orders are going to happen, but by needing approval from you before they move forward, this allows you to control expenses better and/or make adjustments in the SOW so that you can stay on track and on budget.
