I was wondering if anyone has best practices for using the software and creating follow up campaigns as well as how to appropriately tag conversations when people either are pissed off or say they are not interest.

I still don't like it, especially not now, but I see it for what it's worth and use it appropriately.

HUD wouldn't change that without someone filing the appropriate paperwork.

There's a very good chance the issue(s) you face have already been discussed and answered.Ask questions in the appropriate forum.

But whether renting or selling is appropriate I think depends a lot on your overall financial situation and your goals.

I also utilize subordination of the mortgage and substitution of collateral where appropriate to create the “enhanced” returns that I seek.  

This is completely appropriate - except that wasn't how I was going to use it. 

Multiple times projects took so long to get started or to get an appropriate bid, I ended up having to handle it myself (ie. roof replacement, unit turns, etc.)
