The last 10 years were a freak anomaly where a person could, as in past tense. 

Anomalies?

There are some anomalies to the lease parties, but in general, the lease is between the landlord and the tenant. 

They will come down eventually, but what we saw in 2020-2021 was an anomaly as a result of the pandemic.

Look back at the 2018/2019 rental numbers. 2020 is an anomaly.

I think this guy will continue to try to exercise his “power” to harm me, as that’s been his pattern so far, so my approach I think will be to finish this project as quickly as possible and move on, possibly missing a little upside on the finishing end, just to move past this anomaly.

I’m hoping it is just an anomaly because of Hurricane Ian and not a continued pattern.

The smokies is honestly an anomaly in this, not sure of any other market that's like this.  

If this property is an anomaly in the market, even better.
