One thing I like about Texas and its about the only thing... is that its customary to put up 100 dollar option money ( for what we would call EM) why you do your inspections.. if you walk you lose the 100.. if approve your inspections EM is raised and goes hard.. this alleviates these headaches during the inspection periods.

Most are drug dealers houses.

This isn't the best area but it certainly isn't the worse.Some drug activity in the area but they move the corners they are selling off of every few months. 

I also found he had added a unapproved roommate; this guy made HIS living selling drugs out of my house. 

I won't go on with the novel, but he are some other red flags: 1) When I showed up to the acquisition manager's house, his wife was running late as she was coming from two eviction hearings at court that morning. 2) At one point on the tour, a young man dressed in stereotypical ghetto ware approached both the PM and Myself in front of a house (I wasn't sure if he was going to try and sell us drugs or what) and said that we didn't look like we belonged in the neighborhood and "are you guys investors?".

This is where if you are gonna be a salesman,you need to use your powers of persuasion.Find their pressure points and emphasize you are there to alleviate those pressures.Take control of the negotiations by gently reminding them that you want to buy but can move on to the next deal at anytime.You have to make them worry that if they don't cooperate and comply with your contingencies,you will walk on them.Why are they selling?

I have video's of bugs, reported everything from the bugs to drug needles in the kids playground, and can prove there was a murder across the street just off the property.

B and C-class properties are a bit intimidating, but I've been looking into techniques/tips for tenant screening, which should hopefully alleviate the worst of any potential issues.

He said it also helps alleviate the sense that everyone is so transient. 

Or if it's nice enough, landlording shouldn't take up a ton of time either, but PMs don't cost much and they alleviate any 3am plumbing calls that might take away from what little sleep you may be getting during med school.
