What little trust I had in the seller disappeared during this process.Now, three days after finalizing all that, I get a text from my agent that they have assigned a street address.

What considerations would be required to address before making a “Yay or Nay” decision to move on an out of state multifamily property.Toughts anyone? 

I have an applicant who says she lived in the Dominican Republic prior to the 2 years she's been at her current address.

Kudos to you all for taking the time to address the main considerations (timelines, finances, relationships/family planning, etc) before getting too far down the path. 

And my #1 issue is I don't see any actions to address this in a meaningful, market specific manner. 

If it's just a two-family, or really with any amount of units, I would send the same notice to all parties so it's clear that it is addressed to everyone (even though it's because of one tenant).

In my state the standard contract used by realtors addresses this issue by allowing the agent to check a box specifically to limit the seller to keeping the EMD as opposed to going after "liquidated damages" like that.

We only address power outages, as such:Landlord is not liable for any interruption or malfunction of service.

Then address the floor...and I would go with the R-30...better to have it compressed just a little bit than not have enough IMO.
