I wouldn't necessarily say that this shift is here to stay, but we definitely have to make some changes to our acquisition process to accommodate creative deals and novations.This shift is due to the saturation of the major markets, resulting in newcomers in the business offering too much for properties and not delivering on those promises, realtors promising too much for listings only to have them heavily decreased or canceled six months later, and the small increase in supply that we have experienced since the beginning of the year.But yes!

In my experience, if they have not requested the accommodation and your state doesn't require you to accept payments on security deposit, I would not let anyone move in or sign a lease without full security deposit, rent and any other costs paid up front in certified funds.

In our area there are many lots large enough to accommodate a small second unit and if you already have the utility infrastructure in place that makes it more financially realistic. 250 is pretty small.

I think on their level of scale they want to see lower rates to better compete with other accommodations and get more bookings.
