I am currently waiting on several commercial properties to close which include: a high-end spa/motel for $1,764,000 witha 14% CAP, a 10-unit multi-family apartment complex for $1,269,963 with a CAP of 8.40%, and again, several others in the process.

Personally I don't think anything with a cap rate under 10 makes sense from a business point of view.Cap rates vary greatly by area, even down to the neighborhood level.

Does this mean that between the govt and the tenant i would collect over $1100 a month in rent or is that just a cap on how high the rent could possibly be and the local fha will determine what they'll pay me?
