Physical therapists, specialty doctors and administrators often need short stay long term rentals.Remember that you will need to vet each guest and use a regular lease, not a rental agreement for under 30 day stays.

While you are not required to have a property manager for your long-term rental (short term is a different story), you can only handle administrative functions such as making phone calls, paying bills, selecting a contractor, etc. and must be completely hands off. 

An S-corp is a great way to save on taxes, but only at certain income levels as you have to weigh the new administrative costs against the tax benefit you receive.
