I've only dealt with residential at this point but am looking into self storage and on my search for commercial I stumbled upon a car dealership property where the owner is moving out of state and motivated to sell the property.

Hello community,I have been debating whether switching to gas water heater makes sense over swapping the old tank WH with a new one? 

It was a self-storage property in a small town in Central Illinois with a recently underway residential development adjacent to the property, so lot's of upside.

Some people are into the education so not knocking anyone who is but sometimes people max out their finances and are left with nothing in the tank or bank to actually suceed. 

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

I have a close friend who successfully flipped a self-storage facility, making nearly a million on one project, solely through direct mail.

We mainly do developments of Self Storage locations.  

- Lots of Equipment (R&D Facilities, Car Washes)- Gas Stations (100% 15 year properties)- Movable walls (self storage)You can find anywhere from 15-35% of the purchase price of a typical apartment complex is this type of property.More of it means less tax for you from higher depreciation amounts!
